The 200 Occidental \u2013 Weyerhaeuser project began as a ground up core and shell office building. During the course of design Weyerhaeuser was signed as the anchor tenant and Prime awarded the TI contract via change order. This afforded a unique opportunity to incorporate many of the TI electrical systems into the structure of the project at very early stages. Prime teamed with Gerber Engineering and worked together in both design and BIM detailing to develop a consolidated set of design and installation documents which afforded a very high volume of prefabrication and packaging opportunities. The tenant improvement phase of the project covered approximately 166,000 sqft over 7 floor with an installed contract value of $4.7 million. With a concurrent Core & Shell and TI build fitted within the original project schedule manpower and congestion became a huge hurdle to overcome. By fabricating and packaging off site we were able to reduce our crew size presence on the job, put a higher volume of work onto straight time hours, and work in safer conditions.<\/p>\n
